To include referencing for one prospective tenant; right to rent checks, identity checks, immigration and visa confirmation (where required), financial credit checks, obtaining and checking references from current and/or previous employers/landlords and any other relevant information to assess affordability alongside contract negotiation between the tenant and landlord.  Receiving and administrating funds including the deposit.  Preparing deposit terms and conditions, serving the prescribed information to tenants and giving property information and advice upon sign up.

This fee covers credit referencing and preparation of a deed of guarantee as part of the tenancy agreement.

The following is payable prior to moving into a property:  

e.g.  the calculation for a deposit of 5 weeks on a monthly rent of £395 will be £455.75 and is  calculated as follows:

£395 x 12 months = £4740

£4740 divided by 52 weeks = £91.15

£91.15 x 5 weeks = £455.75

Equal to a maximum of 5 weeks’ rent
