Step 1: Find a suitable property and arrange a viewing with one of our friendly and helpful team members.

Step 2: Complete the pre-tenancy questionnaire and provide the relevant documents to enable us to complete an initial review.

Step 3: Once you have passed the initial review you will be required to pay a holding deposit; this being equivalent to one weeks’ rent for that property. If you are successful the holding deposit will be paid against your first month’s rent. Terms and conditions relating to the holding deposit are explained in the initial holding deposit agreement, which will be provided to you. In cases where a home owner Guarantor is required, they will need to complete a form.

Step 4: Tenant referencing checks will be carried out along with right to rent checks.

Step 5: If your application is successful we will contact you to arrange a move-in date

Step 6: Make an appointment to come into the office to sign your tenancy agreement. Don’t forget to bring along your original identification documents and the balance of your first month’s rental payment together with the necessary deposit.

Step 7: Congratulations, you’re ready to move in!

Once you’re in:

  • Familiarise yourself with the gas and water stop cock – you never know when you might need it!
  • Take meter readings and set up your utility accounts – gas, electric, water and council tax.
  • Update your new address.
  • We strongly advise you to take out contents insurance as per the terms of your tenancy agreement.

How your initial holding deposit is calculated?

The Initial holding deposit is equivalent to 1 weeks’ rent for the property

For example; if the monthly rent is £395, the initial holding deposit will £91.15

And is calculated as follows:

£395 (monthly rent) x 12 months = £4740
£4740 divided by 52 weeks = £91.15

How your security deposit is calculated:

The security deposit is equivalent to 5 weeks’ rent for the property

For example; if the monthly rent is £395, the security deposit will be £455.75

And is calculated as follows:

£395 (monthly rent) x 12 months = £4740
£4740 divided by 52 weeks = £91.15
£91.15 x 5 weeks = £455.75
