Our straightforward, easy to follow step by step guide to selling your house:
  • Contact us for a free valuation either by phone, email, or by clicking the free valuation tab on our website.
  • Our experienced local valuer will contact you to discuss your valuation requirements and to arrange an appointment to visit your home, or if you prefer, we may initially carry out a desktop valuation. You will be provided with an information package detailing our services. The valuer will take time to gain information regarding your reasons for sale and you’re your house means to you.  They will also listen to answer any queries or questions you may have and will discuss the value of your property with you,  and also our sales fee.
  • If you are ready to begin the marketing process, this can be arranged at the valuation, or you can simply give us a call to discuss this at a later date following your valuation.
  • Following instruction, we will forward our sales contract to you for your review and signature.
  • Once you are happy to proceed, we will re-visit the property to take measurements and high-quality photographs. We will then begin preparation of the sales brochure, discuss your decision on the asking price,  which will be inserted into the brochure. This will then be forwarded to you for approval and signature along with a copy of the floorplan. You will be given the opportunity to make alterations and amendments to the sales brochure. We won’t finalise this until you are completely happy.
  • We will ask you to provide proof of your address and photographic ID documentation in line with Anti Money Laundering legislation.
  • Your property will need to have a valid EPC prior to marketing. We can arrange this for you for a small fee.
  • We will discuss your requirements for a For Sale Board, which is always included in our sales package.
  • We go live! Your property details are now live on major property portals, social media and our bespoke website.
  • We will handle all enquiries and arrange viewings, involving you at every stage with regular updates.  You can carry out your own viewings, or we will carry out viewings on your behalf for no extra cost.
  • We will obtain honest buyer feedback and forward this onto you.
  • We will negotiate any offers received on your property, informing you at all times. We aim to achieve the best possible sales price for your property.
  • Offer accepted!! We will verify the identity of your buyer in line with Anti Money Laundering Legislation.
  • We will prepare memorandums of sale for both sets of conveyancers to confirm instructions of sale.
  • We will carry out regular sales progression liaising with agents, financial advisors, and conveyancers throughout the chain. We will keep you updated at all times thorough to completion.
